Building a Steel Structure in Florida: Permits, Zoning & What You Need to Know

Florida has the strictest building codes in the Southeast due to hurricane engineering requirements. All steel buildings must meet the Florida Building Code, including wind load ratings up to 180 mph in coastal zones. Permits are mandatory statewide and the review process is thorough, but steel buildings are well-suited to meet these demands.

State Building Code Overview

The Florida Building Commission adopts the FBC. All counties and cities must enforce it. No local jurisdiction can adopt less restrictive standards. The High Velocity Hurricane Zone (HVHZ) covers Miami-Dade and Broward counties with even stricter requirements.

Available

Non-residential farm buildings on land classified as agricultural may be exempt from the FBC if they meet specific criteria. Must still comply with HVHZ requirements in Miami-Dade and Broward.

Florida has limited size exemptions. Non-utility sheds under 100 sq ft may be exempt in some counties. Agricultural buildings on bona fide agricultural land have separate broader exemptions.

HOA & Deed Restrictions

Florida is one of the most HOA-regulated states in the country. Metal building homes are frequently prohibited in HOA communities. Focus on North Florida panhandle and interior rural counties for unrestricted land.

Extensive flood zones throughout the state, especially in coastal areas and near waterways. Buildings in flood zones must be elevated above BFE. Flood insurance is typically required. Storm surge zones add additional requirements.
