Our Process

How Homestead Builds — From First Call to Finished Structure

Every Homestead project follows the same builder-led, turnkey process. One point of contact. One clear path. No surprises.

1Week 1

Free Consultation & Site Evaluation

We start with a conversation. Tell us what you need, what you're using it for, and what your property looks like. If it makes sense, we'll walk your site and help you figure out the right building series, placement, and size.

2Week 1–2

Detailed Written Quote

You'll receive a clear, written quote with full scope — every line item spelled out. No hidden fees. No 'we'll figure that out later.' You'll know exactly what you're getting and what it costs before you commit to anything.

Buyer Protection

Your Money Is Released Only After Independent Inspection

During construction, your lender doesn't hand your builder a lump sum. An independent inspector visits at each milestone — foundation poured, steel erected, roof complete — and verifies the work before releasing the next payment. Your money only moves when the work is confirmed done right. This is your built-in protection against sloppy work or a builder who disappears.

3Weeks 2–4

Engineering & Permitting

We handle engineered plans designed for your specific site — wind loads, snow loads, seismic requirements, the works. We coordinate permit submissions so you're not navigating the bureaucracy alone.

Buyer Protection

Every Homestead Building Comes With PE-Stamped Engineering

A Professional Engineer's stamp means someone is legally liable for your building's structural integrity. Every Homestead project includes site-specific engineering — designed for your exact wind loads, snow loads, and soil conditions. Generic plans from the internet won't protect you. A PE stamp does.

Manufacturing & Material Procurement

Your steel package is manufactured to the engineered specs and scheduled for delivery to your site. We manage the logistics and keep you updated on timing.

5Weeks 6–10

Site Prep & Foundation

Foundation work begins on your site. Whether it's a concrete slab, piers, or grade beam — we coordinate the right foundation for your building and your soil.

Steel Erection & Shell

The steel goes up. Professional crews with real builder oversight — Fred's team manages the erection to make sure everything is plumb, square, and built to spec.

Interior Buildout

For barndominiums and finished buildings, the interior buildout begins — framing, insulation, electrical, plumbing, HVAC, drywall, finishes. Managed by Homestead, not left to chance.

Insider Tip

Steel Buildings Are Easier to Finance Than You've Heard

The internet is full of horror stories about barndominium financing, but most come from people who approached the wrong lenders. Farm Credit associations finance metal buildings every day with zero stigma. USDA and VA both allow steel-frame homes. The key is knowing which lenders to call first — and which word to never use on your application.
